Hamilton (Kirikiriroa) is increasingly popular with people priced out of Auckland. It’s about 90 minutes down the motorway, median rents for new tenancies are roughly 10–13% lower (Tenancy Services: $560 a week in Hamilton City vs $640 in Auckland, July 2026), and the Waikato region has a diverse economy spanning agriculture, manufacturing, health, and education. The University of Waikato gives the city a young population, and Te Kauwhata and Huntly to the north host commuters who work in Auckland but want affordable housing. For remote workers or those with jobs in Hamilton itself, it’s one of NZ’s most liveable cities on a budget.
A single person renting alone in Hamilton needs around $2,600–$3,500/month. A couple in a two-bedroom flat will spend about $4,000–$5,250/month. Median rents for new Hamilton tenancies run about 10–13% below Auckland's. A minimum-wage worker who flats can save money in Hamilton, which is much harder in Auckland.

Hamilton vs Auckland — The Numbers
| Expense | Hamilton | Auckland | Saving vs Auckland |
|---|---|---|---|
| 2-bed rent/month | $1,950–$2,210 | $2,200–$2,800 | $250–$590/month |
| Full couple budget (all categories) | $3,960–$5,240 | $4,595–$6,360 | ~$635–$1,120/month |
On these budgets, a couple moving from Auckland to Hamilton could save around $635–$1,120/month, or about $7,600–$13,400/year, most of it rent. All figures are the budget and mid-range columns of the couple budget tables on this page and the Auckland page; their rents are for the suburbs each budget assumes (compare the Tenancy Services medians in the rent tables), and the grocery, power and transport rows are this site’s estimates, not official city data.
Hamilton for Auckland Commuters
Some Hamilton residents commute to Auckland for work. The economics:
- Drive: at 6.5 L/100 km and September 2026 regular petrol prices ($2.97–$3.35/litre, MBIE’s weekly adjusted retail price), fuel alone costs about $19–$22 for every 100 km; multiply by your return distance and working days, then add parking and wear
- Bus (InterCity): fares vary with booking time; limited timing flexibility (ManaBus, once a budget alternative, stopped running in July 2018)
- Train: Te Huia runs between Hamilton (Frankton and Rotokauri) and Auckland (The Strand), with a small number of services a day
For 2–3 days/week commuting by car (hybrid work), fuel alone is roughly $420–$710/month, which can cancel out the lower Hamilton rent (about $220–$390/month less for a 2-bedroom). Te Huia or the bus may cost less; check current fares.
Full-time 5-day commuting by car does not make financial sense. Fuel alone ($1,050–$1,200/month) is more than the rent saving, before counting 3+ hours a day of travel.
Waikato University — Student Costs
Hamilton has a significant student population. Waikato University students typically:
- Flat in Hillcrest, Hamilton East, or Beerescourt
- Spend about $1,080–$1,130/month on rent for a room in a flat (Hamilton East and Hillcrest room medians were $250–$260/week, February–July 2026)
- Total student budget: $1,800–$2,500/month
Student loans and allowances through StudyLink may partially cover living costs; see IRD/StudyLink for current rates.
Actionable Steps
- Live in Hillcrest if working or studying near the university — walkable, safe, well-served by buses.
- Flagstaff or Rototuna for families wanting new homes, good schools, and a suburban lifestyle.
- Nawton or Frankton for slightly lower family rents (Nawton had the lowest 3-bedroom house median of the suburbs above, $520/week).
- Pak’nSave (Hamilton has several stores) for groceries.
- Cost out hybrid work before moving if your employer is in Auckland: 2–3 days/week of driving costs about $420–$710/month in fuel, so compare it with Te Huia or the bus and with your rent saving.
